This home is being offered as an assignment of contract.  This home has a solid structure.  It is important to note that this home backs up to a creek, and has a large lot that is nearly half an acre (.48).  The only other comp I could find in the immediate area that backed up to the creek was 8930 Shorelark Drive (MLS# 14136769).  It was only 1,252 SqFt and sold for $190,000 on 09/06/2019.  I feel like this property is best used for a fix and flip, but the numbers for rental use make a lot of sense too.  I think you could actually do better than a 12% gross yield on this one.
