This is a bit of a strange home.  The tax rolls are completely wrong for starters.  The building type is “Misc Improvement”.  This is a Single Family home that was build over the past several years by the seller.  It’s strange, and the discount reflects this “white elephant” nature.

I estimate the sqft to be at or near 2,000.  The home is a three bedroom two bath, and there is not a garage or carport (or driveway right now).

If I close on this one, I’ll spend about $50,000.  I would clear the land behind the property (Corps of engineer property on Lake Ray Hubbard).  I would build a carport in the back and a driveway down the side.  You could have a lot of additional parking space for vehicle on the Corps property.

ARV:  $250,000 – $350,000
Rehab:  $20,000 – $50,000
Asking Price:  $185,000

  • I feel like the best thing to do would be owner finance for $200,000
  • Comes with all appliances and fixtures
  • My high end rehab number would be to:
    • add overhangs
    • reframe the hallway (it’s too wide in my opinion)
    • Reconfigure the loft area
    • Resize the bedrooms
    • Reconfigure laundry/media room
    • Improve drainage
    • add driveway
